    Sue breach contract real estate
    I made an offer with a dual agent for a short sale in CA four months ago. This offer was accepted and signed by seller, and then submitted to the loaner.

    But two months ago, the dual agent told me that the seller tried to get loan modification. I told her I would not give up. Then she said the seller did not want to sell and moved back to the house. Last, she said she would not work on this case any more.

    But just one week later, I found on Redfin the house was sold at the price I offered, and buyer's agent was still this dual agent.

    Because this is a short sale, the price is much lower than the market price. Obviously, the dual agent is cheating me and got this property for herself or her relative or her friend. She is a realtor. We want to sue her for breaking real estate contract. Is that possible? And what is the result if I successfully sue her?
