    A lis pendens is a notification to the public that there is about to be a lawsuit filed concerning the property. So if you were to try and sell the house right now a title search would show the lis pendens and the buyers would hold off on buying until the lawsuit is resolved and the lis pendens is removed. It isn't necessarily a foreclosure, but if you haven't been making your mortgage payments then a foreclosure would be a good guess.
