Four days after New Roommate moves in?
I rented a room in my basement and I just find out that the person has a criminal Record. She has only been here for four days and every night her boyfriend sleeps over, He has over a dozen felony convictions!
I know that I should have obtained the records report "before" I agreed that she move in, but its too late this time. What can I do? Do I have to give a 30 day notice?
To add a rotten cherry on top, I also find out that she has a warrant out for her arrest for FTA. I can call the police but I need advice first so there isn't retaliation if she just gets out on bond and comes back here!

Did you sign a lease or are you month to month (no lease). Definitely something you want to be careful with.

I signed a month to month and "specifically" put no overnight guests unless we've agreed on it in advance.

ANY question on law needs to include your general locale as laws vary by area.
But since you signed a lease and she moved in, you have to give her legal notice to terminate the tenancy.

Hi,
I was at the courthouse today and did a 5day pay or quit. The Magistrate said that I could do that even though I don't want payment, it will get me in front of a Judge quickly and I can tell him about the criminal records. She has also been very hostile since she got back from jail so I called the police to have that documented.
There should be exceptions to the eviction process I believe, especially where danger or bodily harm is a possibility.

Restraining orders and protective orders are the quick remedy for those problems.

There are depending on where you are. In some cases a 3 to 15 day notice can be given when there is a breach in the lease, like unauthorized guests or criminal activity. That's why we asked where you are so we could look up the applicable laws.

Ask the prosecutor to ask the judge that one of the conditions of release, in additon to bail, be that she immediately leave the premises.

You didn't mention what kind of a criminal record she has, and what her boyfriend's felony record is. There are a lot of crimes; not all of them mean that the person is a threat to your safety.
