Is there a way to make sure your home passes a static test?

You'd have to operform your own test so why not just have it done and wait for the results. If it fails, your test or theirs, the repair would be the same. You will not be saving money or time trying to do a test yourself.

I don't have any plumbing problems. Everything has worked fine for the last 6 years I've lived here, but now that I'm in a position where I have no choice but to have a static test and I'm wondering if there is anything I can do to just make sure it passes the test.

Don't be afraid of the test or not passing the test. Let the test show you what needs to be fixed. It is the same repair job without the guessing.

Your house passed a static test at the second rough in inspection. Why, after 6 years, do you need another one? At the time your house passed inspection the fixtures hadn't been installed so every thing could be capped off while we filled the stacks from the roof until all the drainage was completely filled. If you ran a static test now EVERY FIXTURE in the house would have to be capped and plugged off. This is a most unusual request, Why are you being required to do it? Regards, Tom

The house was built in the early 80's. I bought it several years ago. I had a conventional loan and did not opt to have a static test done prior to purchasing it. I am in the selling process and my buyer is being required to have the test done.

I have not run into a request like that from any lender. A static test is part of the building permit approval for occupancy, not a loan app. Double check through your lawyer what the buyers loan office is requesting.

The buyer is going through FHA and their inspection requirements are far different than in the case of conventional loan lending. FHA has specific criteria that need to be met, and an ordinary inspection is not enough.

I agree, FHA has some really stiff regs but this is still one I never heard of for a loan. Soory I can't help more and good luck.

Does the FHA have a list of recommended Plumbers for this task?

I personally would be reluctant to do a static test with water on a finished home. In the field we use water with a 10 foot riser full to test rough piping only. A wax ring 'will not' hold this. We also use 5 pounds [psi] of air pressure. A toilet will not hold this either. I really am going to have to stick with ballenger on this one and say that someone is misreading what the required test is. Call fha directly and ask them directly what test is required and please explain the test procedure and the desired results.
