Depends upon whether it's a tenancy in common or a joint tenancy with right of survivorship, and in particular upon the law of the state or country where the property is located. Normally, you could "take your name off the deed", whether he likes it or not. Why do you want him to?

If your name is still on the deed, you already have the house ( your share of it)

Getting or not getting the house will depend on how your name is on the deed for his share of the house.
