    It would really help if you would use sentences.

    And, obviously, the most important consideration would be accurately determining whether there are any recoverable minerals on the property.

    I am in contract negotiations now for the purchase of a 20 acre parcel. I wanted to know if the fact the mineral rights do not convey would be a deal breaker, if not, are there any specifics I should insist upon, i.e.

    Your contract should provide for full disclosure of any information the seller has about possible exercise of the mineral rights, and any history of mineral exploration or survey on the property.

    It's hard to say whether it's a deal breaker. That would depend on what the buyer thinks about it.

    It's my impression that, historically in West Virginia, the owner of mineral rights was more free than in other areas to develop the minerals without any regard for the interest of the owner of the surface rights. I don't know if this is still the case.

    It would be a deal breaker if you wanted to use the minerals. If you want to to build a house, or to build a business,

    For buying land, what your use is for makes the difference
