    Beneficiary options on real estate
    I own residences in North Carolina and Florida. Am single with no dependents but have a couple siblings. Don't want to put another name on title as joint owner in the event they die before me. Wanted to leave both properties to one sibling without the it going to probate. A friend told me about a "beneficiary deed" and am wondering if this will work in both NC and FL and if so, how do you go about the process and is it revokable or changeable in the future if events change?
