I don't know what your question is.

If your tenants are agreeable with the idea of moving, after having been given a reasonable amount of time in which to do so, what is your problem?

Have you considered a reverse mortgage?

Why do you need to help your tenants move? And why do they need to move to sell the house? Are they subject to a lease? If so when does it expire? ANY question on law needs to include your general locale as laws vary by area.

You may of course sell the house with them living in it. It can take at time 4 to 12 months to sell a house in today's market unless you are willing to really low sell it.

Next do they have a lease or are they month to month, if month to month, just give them a notice and have them move out, you do not "help them with it"

If they have a lease, you can not force them out, but many offer about 3 or 4 months rent and moving costs to get someone out.
