    You're going to have to give a little more information before we can give you an answer.

    I'll try and take a guess, though. If a property owner gives someone a quit claim deed, leaves that same property to someone else in their will and then passes away, the deed would take precedence. That's because the will can transfer only that property that the decedent owns at the time of death. If the decedent gave someone a deed for that property before they passed away then the decedent no longer owned the property when the will took effect.
