I want to add my partner to my mortgage
    Hello I need advice

Me and my girlfriend have a one year old daughter. She wanted to buy a house so I went along with it. We saved up almost £21000 together (50/50) and because we needed more I used my £5000 saved up to complete the deposit. Because of my adverse credit history I gave all my money to my girlfriend and she managed to get the mortgage in her name. We did not tell the lender that I will be living there and contributing half of the monthly payments (£356) but now am scared that things may change in the future (relationship wise) and lose everything I have invested. Now I want my name on the mortgage, firstly because I gave half of the deposit and also used my only savings, and paying half of the monthly mortgage payments, WHAT CAN I DO please??

What you really need your name on is the deed to the property, but yes, if your name is not on anything, and relationship goes south yes you could be out everything. Did the two of you make up any type of written agreement on the money provided

Why would you want to be on the mortgage and not the title? The mortgage is only a debt against the property, it's the title that conveys ownership. But to get your name on the title, you will most likely need to refinance or get the lender to approve it.

Thanks for your reply, well yes I want to have ownership of the property but what could work for me is that contributions (which no one knows about) are recognised in case she decides to dump so I can at least get my investment back. Cheers

    Hello thanks for your reply

I have not made any written agreements what so ever, but what I want ultimately and worried about is that if she decides to leave me at least I can claim what I have paid towards the mortgage, she is a good girl we have kid together (not married though) but you never know and money is paramount in today's world,

    Cheers

Make sure you mark your checks with the mortgage account number made payable to the lender and indicate what month you are paying. That should give you proof that you were making payments.

Get a promissory note from her. Whether this can be secured by a mortgage or other lien on the property is something that a solicitor in you location should answer.

If the lender won't allow you on the deed, there is no reason why you two can't have a written and notarized contract with each other, listing the down payments you each made, that you each contribute half to all expenses, and that you are entitled to half the present market value of the house should you break up.
Of course you would keep careful records too, especially of shared expenses after the contract is dated.
