Adverse possession cases in Texas?
The city of Houston distributed fines, liens, and tickets to me as the owner of a lot. The city of Houston's surveyors confirmed that I indeed owned this particular lot. As part of their claim, I was fined and forced to maintain the property and alter the property by filling in a pond on the lot that spanned the entire lot. This was done 16 years ago. In December of 2011, another person who claims to be the title owner sold the property to another party and they have subsequently built a fence after remeasuring the property lines 16 years later. Do I have any rights to the property due to Adverse possession?

I have a friend that has let a ex-girlfriend stay w/ him due to she was down on her luck. Now after 3 months she is refusing to leave. Saying that she is going to claim "squatters rights" because she has been getting mail there in her name. That is not considered "squatters rights" is it?
