If you had a friend living in a separate trailer not paying rent for 13 years
If you had a friend that was in poor health staying in a trailer on your property (you live in the adjacent house) and the trailer is deteriorating and you need to have it hauled off because it should be condemned and the friend has never paid rent in 13 years, what are your options to ask him to leave because the trailer should be condemned and the owners wish to dispose of the trailer and have the individual move off their property

You evict this person by following the laws for your state, which typically involve giving a 3-day notice followed by a 30-day process that leads to forced eviction. The process varies by state.
But I wonder - who owns the trailer? And if this person is a friend you should probably talk to him to negotiate a schedule for moving before bringing the legal weapons out.

The trailer is owned by the home owners who originally agreed to let him stay there on a temporary basis.he was going through a tough time after the divorce and is not in good health.

So the trailer was effectively abandoned by the previous home owners on what is now your property, right? Reason I ask is that after the tenant moves out (or is evicted) if you don't have title to the trailer it will make it a little more difficult to have it hauled off and disposed of. Hopefully the owner of the trailer will be willing to take it away once the tenant is out. But if not, do you think they'll be willing to sign title over to you so that you can get rid of it?

I suspect that if the trailer was abandoned, it was abandoned to the friend. So you could say the friend may own the trailer, in which case you should demand that he remove the trailer as well as himself.

We need this cleared up.
1. do you own the property, or are you merely a renter in the house owned by someone else?
2.If you do not own the property , you stay out of it, and let the owner handle it.
3. why does the trailer need to be condemed, why not help them fix it up ?
