    They won't leave and lease is expired?
    Can't I just call the police and have then arrested for trespassing if the lease is expired?

    We need to know where you live and the terms of the lease. Short answer is that you can't call the cops but you should be able to evict them. What are they telling you?

    I live in Washington State, she has been served 3 day notice, 20 day demand notice, 10 day comply notice and she will not respond to anything. She has not paid rent for 2 months,she says she is not going to pay because she can't afford it.

    Then get an eviction notice and proceed from there.

    This is an example of someone becoming a landlord who is not in the business of renting homes. May I ask what were your plans when you started renting, did you not find out the rental laws, the requirements to evict.

    What do you plan to do if you go into the home, and every wall has holes in it, all of the items like stove and fridge and air unit are all gone when they leave ?

    Did an attorney draw up your lease, or is this one of the over the counter one size fits all ones from walmart or somewhere?

    But you file in court, like you should have done two months ago to evict them.
