    Where are you located at, lease laws vary greatly by location.

    Also is the house for sale, since you mentioned real estate agent

    There is a law against a perpetual lease. But I see nothing that legally limits the term to one year. However, legality and common practice are different matters. Your agent could be telling you that you won't get anyone to sign a lease longer than 1 year.

    If your agent says the law prohibits it, ask him to cite the statute.
