I have rented a condo unit in Washington DC and have lived there nearly 11 months. The landlords/owners told me several moths ago they want to sell the unit this summer and have recently offered me a pre-sale package to buy the apt. I do not want to buy the apartment but my lease states I have the option to renew for one year. I have provided formal notice, a signed letter, sent by certified mail, seven weeks before my lease expired, that I am renewing my lease per its terms and is valid for one more year.
The owners are angry and I received an irrate email from their son, (who is traveling in China)that he told me several months ago the parents would sell his place for him and he really needs the money to buy a house.
I am not stopping them from putting the house on the market (though there are no terms for an agent coming and going in the lease). I have paid my rent in full on time every month and have not damaged anything. Can the owners force me out before my lease expires in a year? Any thoughts would be appreciated.

No, they can't force you out. They can sell the condo but the buyers will have to honor your lease.

Have you considered letting them buy you out? You could ask them to give you 2 or 3 months rent plus moving expenses. If they're so anxious to sell the place then this could be a great advantage for you.

Lisa is correct, they can not force you out. Howvere, if you stay make sure you never do one thing that could be barred by the lease in cluding using any "grace" period after rent due date.

If the lease gives you an unconditional option then they can't change that. But I would suggest you read it carefully to make sure the choice is ONLY yours.

These answers are so helpful! I feel much better knowing there are options. In fact I will offer the owners buy me out.
LisaB has recommended 2-3 months plus moving expenses. This is a good option.

But I am curious to know,
Is there a legal max amount I can reasonably ask for the lease, since the second term is just beginning?

Also, I think it best to not negotiate over the phone with the owner in China (he called me and I can't hear a thing, bad connection)- I will work locally with his parents (in writing!) who have the power of attorney while he is away...

Make sure everything is in writing!

And yes, you can ask for more. There is no legal limit. But if you push for too much they may not be willing to make a deal at all and would rather just wait until your lease is up.
