If she is on the deed, then she is a part owner. Depending on the wording of the deed she may have a half share. If you sell the property, she is entitled to half. You may offer her a buyout but she doesn't have to accept it. Generally, the fact that she has never lived there or paid very much towards the house is immaterial.

On a separate note, we are having an issue with this site of people creating titles like the original one you used. Can you explain to me how your post became titled Ask a solicitor online free?

I'm sorry I didn't make it clearer. Each new question on this site has a title and a detail section. The purpose of the title is to give a brief description of what your post is about. Using generic titles as you did does not help us help you. So we have been trying to understand how these generic titles came to be. However, I have been able to get an answer to that. What you apparently did was to search on a phrase in Google or some other search engine. That brought up our site as one of the hits. You followed the link to us and decided to post your own question, for which I thank you. But our system captured what you posted as a search phrase and automatically inserted that into the title. Since you are new to this and wasn't aware of the appropriate use of the title section, you just left what was in there alone and typed your question in the detail.

So I hope, if you choose to use this site for further questions, which I hope you do, that you use a title appropriate to your question. On our end, we will try to change the site's programming to help members use more appropriate titles.

I hope I answered your actual question as well. Unfortunately for you, your decision to include your girlfriend on the deed, gives her an interest (probably half) in the property.
