    My ex wants me to sign a quit claim so she can refinance
    I am enitled to 30% of the equity. I am afraid if I sign the quit claim I will get screwed out of my 30%

    If you sign a quit claim deed before you are paid for it then you will be. You would be giving her your 30% stake legally. And you know once you do that... its gone forever.
