    Month to month lease question
    Have been renting month to month at our original amount. Received a notice of raised rent starting in 11/2010 and was curious if raising the rent would void the original terms of the lease mainly the requirement to have our carpets professionally cleaned before moving out?

    Changing the rent payment does not negate the other terms of the lease.

    (You have a lease on a month-to-month tenancy?)

    No our original lease was for 1 year and afterwards if we didn't sign a new lease it defaulted to month to month.

    Yes, but the month to month keeps all the same terms to the lease, as to required notice, your cleaning carpet and other.
    The thing that changes, is your ability to move with the proper notice and landlords ability to ask you to leave with notice and their ability with a one month notice to raise the rent, It does not change other terms to the original lease, That lease is now a month to month rental terms
