Chimney breast wall

My chimney breast wall is very damp, I had my chimney pots changed a few days ago (hoping it was that) but the damp is still on wall- does it take a while to dry if this is the problem? Or could it be my neighbours pots as they are old- would it leak through to mine?? Thnks, jools 66
