    Roommate eviction
    I've been in roommate situation with a lady friend for 10 years & now she tells me I have less than 30 days to find a new place. I live on Soc. Sec. & have already paid my part of the expenses for this month so have no money to rent another place. What are my options? We live in Hemet, CA. She owns the mobile home but I pay 1/2 of the monthly expenses.

    If she owns the mobile home you are a tenant. Unless you have a lease with a longer expiration date, then you are a month to month tenant. That means she has to give you 30 days notice. But she can terminate your tenancy on 30 days notice.

    What Scott says is true. You're going to have to find another place to live... But, you don't have to move out in less than 30 days. In the first place, for notice to be valid, it must be WRITTEN. Secondly, for it to be valid, the notice must include a full rental period. In other words, it must be presented to you BEFORE the day your rent is due... Otherwise, the notice would be for the NEXT full rental period.

    I'd write your landlady a certified letter explaining the law as I've outlined it. Tell her that you'll be out by the end of the NEXT month/rental period. You do it in writing, so that if the issue ever get's before a judge, you can document exactly what you did, and when.
