    Tenancy
    I'm on the last month of a 1 year lease. Fist and last were paid in full at signing.
    Due to the land owner having issues with the selling of the property we will be switching
    To a Tenancy At Will contract. I know that were we to move out our last month would be free,
    Or would continue over to a new lease if signed.

    But since it is a new contract under new terms shouldn't we get our last month free
    Then continue payments at the start of the new contract?

    Yes. The lease is concluded, so you should be paid back the last month's rent. Then, if you continue in a tenancy-at-will, whether there is another required last month's rent deposit, is open to negotiation. What does the "Tenancy At Will contract" say about it?
