    Titles for mobile home
    I am trying to purchase a quad wide mobile home on land. When we wnt to closing they said that they needed 4 titles for the trailer but only had 2. The property is a repo. They asked to give them an extra month till closing. They act like they have no clue what they are doing. Is this normal?

    What agency/company/bank are you dealing with? If you are asking if people often haven't a clue what they are doing, the answer - in general - is yes.

    What does your Attorney say? If you have a "time is of the essence" clause in the contact you have a legal action for damages.

    I worked for a mobile home dealer and as far as I know there would be only ONE mobile home title regardless of how many sections the thing was in - single, double, triple or quad it makes no difference as the units would all be connected together for the finished "home". Someone is definitely pulling your leg on this deal.

    Your best bet it to go down to the County Tax Assessor's Office and ASK just who owns the mh and see the transfer paperwork that was needed to place this MH on the property in the first place. No MH can be placed within any county without a permit. More than likely the MH's title was incorporated into the Real Estate (land) and surrendered so that there is essentially no title for the MH. Whoever is handling that deal hasn't the faintest clue what they are doing. You'll need to do their job for them. Also the nice folks down at the Tax Collector's office will clear up any questions for you when they look into their computer and see just how this property is taxed either with or without the MH and just how the MH is taxed. Simple. I used to do this all the time on MH's that were part of the land that was sold. Some where still titled as MH's and others had surrendered the title to the county so as to be listed as Real Estate (home) and not a mobile home due to the permanent foundation the home was affixed to. Being a quad sounds like the home would qualify for the title to be married into the actual Real Estate. Best to go see at the County for yourself. This is all public information and the nice folks down at the county will bend over backwards to help you solve this mystery.
