    negotiating with 2nd lien holder
    would they ever offer a one time settlement? What is the best way to negotiate with the 2nd lien holder? If so , what would be reasonable? 1st is 360K, second 260K , property value 425K. I am willing to settle for 30K , one time payment... Based on this, do you think they will take this offer?

    Are you close to the property being foreclosed ? How behind in payments are you?

    Is this a short sale offer ?

    I live in property. And Iam not behind on payments. Iam trying to stay in my home this is why I would like to make a settlement offer on my 2nd.
