    Take them to court and then have them removed. How long since they have paid you?

    Is there a reason you originally posted this in the Family law forum?

    You go to your local Housing Court and get the procedure for an eviction for your area. Generally it works like this. First you deliver to the tenant a 3-10 day pay or quit notice. If they do not pay in full by the due date, you file for an eviction order in court. A hearing will be scheduled at which the tenant can explain why they haven't paid. Unless they have a good reason, the court will issue an eviction order. If they still don't leave by the dae on the order, you hire a dheriff to physically remove them.
