    Seller obligation upon satisfaction of contract for deed
    I have made the final payment on a contract to deed mortgage. What should I expect from the seller and when should I expect to receive it?

    Hello black:

    Of course, this should be spelled out in your contract. I don't know what it says or who wrote it. However, if written properly, there should be a closing on the property transferring title to YOU. And, it should happen NOW!

    Upon further consideration, your contract MUST say something about this time. After all, THIS is the basis FOR the contract in the first place, and if it mentions NOTHING about what happens AFTER you've completed YOUR end of the bargain, you're going to need some legal help in straightening it out.

    First off, read your contract and tell me what it says.

    Don' sit back and wait for something to happen. Prepare a deed. Call the seller and arrange a meeting before a notary. Get seller to sign the deed and the notary to notarize that signature. Simple as that.

    I will also assume you have been doing several things. You would have of course already been to the recorder of deeds an made sure the current owner does not have any outstanding loans.

    And of course you would have already verified that there are not past due taxes or other liens on the property.

    Then you will find who is paying for the new deed to be prepared and will set a date to close
