    PLanning stages of an updated bathroom - layout help
    I bought an old house in another town 6 hours away from me. The distance poses many logistical problems so I may not be able to answer all the questions needed to get My answers right away, but Ill ask anyway :)

    Some info first. The house is old, Pier and beam. 2 Bedroom, 1 Bath. The current layout has access to the bathroom ONLY through Bedroom2. That has to be fixed. The Bathroom has been remodeled by someone that didn't do it correctly. That has to be fixed. THe Bathroom is also too small, so that will be fixed too.

    I have not torn out the walls and old fixtures yet, but I'm about ready to start doing that, after I get my plans approved. Right now I'm in the initial stages of planning and would like to run this by someone.

    Right now my main question regards a vent for a new vanity which will have to bridge a door. I don't even know if this can be done so I better run it by you now.

    Here is a diagram which provides what I think was the original layout, the current layout, and what I'd like to do.

    The house is single story, pier and beam, with both attic underneath access.

    Can this work? Or do I need a different layout? See the diagram:

    I've looked at your plans and find them workable. The toilet can connect to the vent stack at the lowest level possible. The tub to connect to the vent stack ABOVE the entry of the toilet. The lavatory to connect to the sewer and go up and vent back through the rafters to the vent stack or if you don't wish to hassle running a vent, a AAV,(Air Admittance Valve) could be installed in the cabinet just after the trap for a vent. Sound like a plan? Tom
