Since the 13th November we have had no heating or water, the landlord has had 2 people out 4 times, and the problem is still there. We have asked him to reduce some rent this month as its 10 days with no boiler, it has caused a disturbence in our house hold as our 2 children age 6 and 16 months are staying at there nans at night,as its far to cold to stay in are house. He said he would pay for the gas we have used for the calor gas heater, I feel this is just not good enough.

My husband doesn't want to say much to him as he feels if we upset the landlord too much, he can terminate the tenancy aggrement, which is a shorthold one

Please can you tell me what the law is so we know where we stand, as feel this just isn't exceptable

The key here is that the landlord is not ignoring the issue. If he was you would have more of a case. As long as he is trying to get the problem fixed, the law is probably not going to help.

What explanation is being giving that the boiler doesn't work?

You might contact your local dept of buildings to see what they can do.

Nothing has been said why this keeps happening, I think the people he is getting out don't no what they are doing?
Should he be rehousing us till its sorted? Or rent reduction?

That depends on your local laws. That why I suggested contact the Building dept or maybe the Health dept. They can point to the rules governing your area.

Once you talk to those agencies, you may have a better idea how to proceed.

One possibility would be to write a letter giving him a few days to fix the issue or you will have your own contractor come in and do the job and you will deduct that cost from your rental.
