    What about carpet cleaning?
    Stringer

    I saw in one of your earlier posts that you said you have 12 carpet cleaning machines. Are those truck mounted or free satnding carpet cleaning machines and what brand do you recommend? Also what is the average per Sq ft charge for Carpet cleaning in Omaha? If you could give me a ballpark figure that would help.

    Hi JD,

    We use various manufactures and various sizes but mostly Tenant, walk behind, always hot water extraction, 17 gallon. We sub out to another company for hugh buildings where a truck mount is required. Because we give them a large amount of business we have a set low price per sq ft from them. And yes we have a signed contract with them.

    You know that you are responsible for your own pricing in the end, and size does dictate pricing. However, we get on average $0.13 to $0.16 per sq ft. Restoration is always more.

    Restoration is 'tricky' Clough. When carpet has been abused or hasn't been cleaned in a very long time it usually has filth to the bottom nap of it. Restoration consists of doing a lot of additional, extra work in an attempt to rectify the 'damage' and or removal of all the dirt/grim. Usually the attempt is successful but not always.

    We have found through trial and error that the hot water extraction method works best for us. It entails going over and over the total carpets paying a lot of attention to the traffic areas and the very dirty areas. Old carpet/s may look dirty when in actuality it is worn, particularly in the main traffic areas or where people stand consistently.

    This is why we recommend a scheduled consistent cleaning to prolong the life of the carpet. Usually on business commercial carpet we do wall to wall cleaning the first quarter of the year, traffic lanes the second quarter and continue the process every quarter. The expense may seem high doing it this often but the alternative is possibly replacing a carpet prematurely at a much greater cost. The cleaning schedule will prolong the life of the carpet.

    When companies delay the cleaning, dirt penetrates and gets deep into the nap, this has a negative sandpaper effect and wears visibly on the carpet.
