Rights regarding evicting a tenant
HI, we have someone living in our old property. WE just have a signed paper stating the rent amount and how long the lease is for etc... she is now paying just month to month but hasn't paid for the last 2 months. Wondering what our options are to get her out of the house (ky residence). Can a sheriff come and make her get out - do we have to go to court - what exactly are our rights to get this person out without it somehow coming back on us - the person lving there is a liar and manipulative.

You need to follow the eviction process by first giving the tenant a 3 day notice to pay rent or leave. Then when they don't do this, you can go to the court and file an eviction proceeding against them. Only after a hearing before a Judge and the Judge ruling in your favor and granting the eviction can the sheriff become involved. You cannot just call the Sheriff and demand that they evict the person. That is your only option legally to get the person out. At the eviction proceeding you need to put into your complaint for eviction that the person is behind on the rent so many months and owes you so much money. That money award will be part of the eviction.

Evicting tenant/cutting off utilities
Hi - we are in the process of trying to evict someone from our former home that is renting from us (KY). We have already sent a registered letter informing them they have until 10/28 to get out or we will start court eviction proceedings. THe problem is we had left the utilities in our name as the city offers one of those budget plans - so for ease for the tenant, we included that in the rent and they paid for it each month with the rent. My Question is - now that they have stopped paying rent - we are still having to pay the utilities - so basically it's like I am paying them to live in my house for free! Can I turn off the utilities? Or can I quit paying them until they just get disconnected? Infuriates me that its like I am paying them now!

Cutting off the utilities to get someone to vacate is illegal - even if they're in your name.
Odds are that they're not going to leave without a fight and you're probably going to have to file for eviction with the court.
