I had an uncle that bought perpetual rights across my land before it was in my possession. He said that I can't put a gate up. He also said that he is going to let whoever he want to get across to hunt on his land. Can he do this? How do I stop any joe-blow from coming across my land to get to his land?

2nd question refers to another uncle buying living rights of my grandfathers house and land for way under market value. He paid $14000 for over 200 acres and a house. My grandfather can't read or write and was also in mourning from his wife's death (2months after her death). Is this legal? What about a child's portion? Grandmother had a will but grandfather is still living. Grandmother didn't mention the land in her will.

With regard to the first question, you need to speak to a real estate attorney in your area. They will need to read the document that gave your uncle the right to cross your land. If you don't have a copy of the document then the attorney should be able to get a copy from a title company. Your uncle's rights will be spelled out in the document.

With regard to your second question you will need to speak to a real estate attorney about this as well. There may be a case against your uncle but there's no way that anyone here can tell you that for sure. Only an attorney in your area who has reviewed all of the documents from the transaction will be able to tell you if there is a case.
