    I am buying a home and it is currently being rented.
    I am buying a home that is currently being rented. What do I have to do to let the renter know that he needs to move out asap. We need to get in and get to work on it. I want to give him time to get his things but he has been out of town for a month now. We do not know how to get ahold of him to talk to him. Any ideas?

    First, does this person have a lease? Because if he does, you have to honor it. And you cannot terminate that lease just because you are purchasing the property. If he is a month to month tenant, then you generally need to give one month's notice. State laws do vary on this and since you left out that key piece of info, we can't be more specific. The rules range from a 15 day notice to one full rental period. For example, lets say you close on July 15 and the rental period is a calendar month. You would have to serve him with a written notice prior to Aug 1 to vacate by Sep 1.



    Second, until you close on the property, you have no right to tell him anything.
