I have a crawl space in my condo with a sump pump. For the past few years I have had large amounts of water come out of my sump pump into my front yard, and it spills onto my sidewalk, turning it rusty colored. My neighbors crawl is bone dry. I have called several plumbers, but get a different story from each one. What can I do? Why is my neighbor bone dry and mine is always seems to have an over abundance of water? And how can I finally solve this problem.

Crawling under there to see exactly where it's coming from is the only way to tell.

Have any of the plumbers you called done that?
Are you getting different stories on where the water is coming from?

If it were me I'd crawl under there myself - and if I can't find a leak, have someone in the condo run water in all the spigots - and see for myself where it's coming from, then look to see which plumber was right.

Hasn't any of your plumbers hit on the obvious? That the float switch in the holding tank might be faulty? Where does the sump discharge to? The front yard? Are you on lower ground then your neighbor? When did this start? Has it been a ongoing problem or come on suddenly?: Details! Give us details to work with. Regards, Tom

Your neighbor may have a proper perimeter drainage system installed, so groundwater pooling in his crawlspace isn't an issue for him.

Whereas you may have a defective or non-existent perimeter drainge system.

Find out if your local authority will allow you to redirect the discharge from the ejector system into your sanitary sewer system.

It might also be worth your while to find out if 'as-built' drawings were submitted to the building department at the time of construction, these can be very helpful in locating where the original drainage system was installed, assuming such a system was installed, with these drawing you can locate where the system was tied into the storm drain system, or where clean-outs in the system were installed.

It's possible that a perimeter drainage system was installed, but failed before you purchased the condo, and that rather than fix the system, somebody made the decision to put in a pump instead.

Just a thought.
