    Quiteclaim scam
    I bought 5o % of a commercial property two years ago from the daughter of my previous landlord which she died and then her daughter showed me a Quick Claim Dead showing her ownership of the property claiming that her mother have giving it to her before she died.
    The entier family of my ex landlord " the one that passet away " which is 2 sones, huspand which she got married to a year before she died in addetion to her daughter which is the owner by the Quick Claim Dead now were all okay with the sale and every body was happy specialy they had to use the money to pay of taxes and other repair to the rest of thiere properties. But two years later which is now I received by the civil court in davidson county TN a law suite field by the huspand of the mother claiming that " her daughter has cometted fraud by transfearing the property in her name a week after her mother died and demanding the cancelation of my dead and her dead and further more he wants me to pay rent for occupying the building since 2007 ? i have all the documents to prove that i have paid the daughter the money and further more a letter from the daughter and her 2 brothers stating that they will give the huspand his percentage once the daughte sell all the property " a porfe that he was aware of the sale to me " I didn't know about the dead fraud util I was served by the court today.
    What can I do now and are there is simillar cases like this ? Can I still put lean or reserve my right in the property after revoking my dead which is was based on another fales dead ?
    Since the daughter and the two brothers along with the huspand will inherite any way can I still reserve my right in the property ? When I spoke to theme they said: it's just their mother's huspand and didn't deny my money or any thing meaning they are willing to work out something with me,
    What would you advice me ? I have to defind myself in the civil court within 30 days from tonight, I got all the documents to prove that all of them encluding the huspand were togither and fully awre of the sale .
    I paid all the property taxes
    Pulled permet to renovate the building and to bring it up to code which I did.

    Dealt with all that and all of them

    Was her deed filed with the recorder of deeds??

    But if the courts find that she was not the legal owner, you paying taxes does not matter, your deed will not be valid if the court rules she had no right to sell the property.

    Not up on purchase of commercial, but did you may title insurance in case there was a problem with ownership

    Yes her dead was register in the deads offoce.

    Sadly this falls into the same area like buying a "stolen" car, if you buy one, get a title, but it is stolen, they come take the car and you get nothing.

    You can of course sue the person who sold you the house, they can press criminal charges against them. But in the long term, the legal owners gets the house.

    I was told the law is " huspand gets 1/3 and 2/3 for the living children's which the scammers

    You need a good attorney, but one who emphisizes real estate won't be particularly useful. The real estate aspects are not that complex. You need a good trial lawyer.
