    Title for a manufactured home
    I purchased a manufactured home and have yet to receive proof that I purchased this home. The dealer made me fill out a form for a license yet the department of licensing has no proof of this. I have owned it since December

    I want to find out how to make them get me my documents

    I will assume this is a new home,
    You should have received copies of the application for title ?

    You also should have the bill of sale with all of the home serial numbers.

    You get check with the seller and get a copy of the application they filed, and proff they filed.

    You also can use the material you have to prove you bought it.

    If it is a used home, they should have gave you a signed title ( old one) at the time of sale.

    I worked at a manufactured home dealer in Ohio and handled all the title work for the dealership. If you purchased a new home, the dealer would have had you sign the application for title for the home. Technically, the dealer should have had the title issued by the DMV within 30 days of the actual delivery and set up and inspection of the home either on your lot or a mobile home park. You can contact the Manufactured Home Commission in your state and report this dealer for failure to comply with getting your title.

    If your home is financed, you can expect the dealer to have mailed the original title to the finance company for them to keep until the loan is satisfied. You can request a copy of the title from the DMV if that was the case. It's called a Memorandum of Title that is issued by the State. But seeing that the DMV never heard of your home, then the dealer obviously did not have the title made.

    The title is made from the MCO that the factory sends to the dealer. The MCO means Manufacturer's Certificate of Origin. You could even contact the factory direct and inquire if the MCO has been sent to the dealer. Sometimes the MCO is sent directly to the loan company and the loan company makes the title. I've seen many variations of how titles are made.

    If you purchased the home used, you would have signed the same paperwork regarding getting the title in your name. The dealer would have taken the original title in the name of the other owner, transferred it into the dealer's name, and then had the title trasnferred into your name. You would not have gotten the original owner's title. It's the same as a car dealership and how they handle car titles. The car title passes into the dealership's name and then onto the new owner's name.

    You can locate the S/N of your home by the little metal tag located near one of the lower corners of your home. It's usually a silver colored tag with the S/N on it engraved into the piece of metal. You can use the S/N to see if the home was ever titled in your state if it was used, but if it's a new home, then it obviously was not titled previously.

    You can send the dealer a Certified Return Receipt Requested letter demanding your title be sent to you immediately. I would also call the lender on the home and see if they have the title as they will demand the title from the dealer.
