I rented a apartment two weeks ago and after that I realized the buiding was in an awful condition , lacking of building maintenance ( structural concrete problems ) and general cleaning of the property , like elevators , trash chute rooms and corridors plenty of dirt , cigarrete butts and intensive use . No cleaning program , just clean as it is needed .
On my opinion this is Unsafe building and Unhealth space to live . Where tenants accept everything as it is without questions .

Can these conditions be a reason of early termination lease without termination fees ?

Since these things should have been noticed when you inspected the apartment before leasing, I doubt if this would be enough to break the lease.

Before you can even consider trying to break the lease from these conditions, you need to make specific complaints to the landlord or property manager in writing. You have to give them time to repair the conditions and only after that can you tell them that, since they have failed to repair these conditions, you will be breaking the lease.

Thank you Scott , that is a good option . I am going to ask for a cleaning program of the property . But I think am living in the wrong condominiun based on my expectations , nothing will change even If I have complaints against the management . Thank you
