    When to file a warranty deed
    This question is coming from Missouri. I'm a single parent with two adult sons. I have completed a warranty deed to transfer title of my home to both sons. At what point do I file the deed? I don't want the property to transfer until my death however nothing on the deed indicates as such. Thank you for any help you can provide.

    If you file it now it will be transferred immediately.

    Why not just make a will?
