    Buying a house question.
    What is the name of your state? Oregon

    I need to some help.

    There is a house with some property that been vacant for over two years now.
    When to my local county court house to get information on it. What I found out is that there is back taxes on the house (2003,2004,2005). There was a address that the tax statements were going to. So I sent a letter to see if they want to sell the house. The email are from her son and His mom name is only on the deed This is the emails that I sent and received.

    RECEIVED MAIL:

    Mr. Masog,

    The house will be going to the county or state for the back taxes, If you want to check with the county on when it will be up for auction. That is the only way I know on how to obtain the property.

    There is no power of attorney because she is unable to sign do to her mental state.

    Did Mary estate go to probate, if so what county and state. Did she have a will or a living trust? What happened to her estate after she past on? Do you know who has power of attorney of her estate? I will give you xxx amount of dollar for that that house on Sherman St. if you know who can sing off that deed. Would some other family member have control of this.

    Does the family want to sell the house if they could? When I talked to the
    Court house they said they had a death certificate under Mary L Hayes. Maybe
    The wrong person, there is so many people with the last name of Hayes. What
    I got from you is that she is still living. Is that right? Maybe the same
    Name but a different person. Just let me know if you want to sell the house
    If so I will do some research on real estate law with a person with a bad
    Mental state. Sorry to bug you again.

    My question is there anything that I could do to get the deed sign over?

    Someone needs to be named as conservator of the owner or the owner's estate and pay the back taxes THEN sell the property to you.

    Buying improved real estate for back taxes is no small feat... the original owner can always pay the taxes during the redeemption period 1 to 5 years and get the house BACK so even if you bought it at a tax auction it would not be yours and you could not get a loan on it since it was a tax sale.

    Tax sales are ALWAYS for CASH and there is always the chance the deed/title won't clear because of the tax sale.

    Find another property.

    Did you ask the county when they would sell it for back taxes, I buy most of my property that way.
