    Water issues with exterior door
    Hi there. Have a newly discovered issue with one of my exterior doors.

    I'm having some new flooring installed. After removing the old flooring an area by the door theshold appeared wet. It was spongy soft when touched. I just recently caulked the threshold and such. So I'm not sure if this is new moisture or old.

    So right now, I have a fan blowing across it. Hoping I can get it dried out.

    The floor is supposed to start being installed tomorrow. But I really need to address this issue before the flooring is completely installed.

    It's also worth noting that that door has been incredibly difficult to seal. So my guess is that it's not installed properly.

    Should I just reinstall the casing/jam? Where can you find a pre assembled case and jam?

    I don't think there is flashing installed at the top exterior of the door. Will this be done if I hire a contractor to install? If I need to do it, what material do I need?

    You may or may not need a new jamb. Depends how rotted the bottom is. If the bottom on the jamb is rotted you can dutch repair it but that's not going to fix the problem

    You can get a Jamb kit at the box stores.

    I would pop the exterior trim and see what's going on there, especially the header trim.

    The threshold may have not be caulked when it was put in and it sounds like there is the floor sponge problem

    If that is and the tile guy is coming out, pop the threshold and replace soft rotted wood. Usually drying wood out means its been getting water for awhile and the wood under that is bad.

    I don't think there is flashing installed at the top exterior of the door. Will this be done if I hire a contractor to install? Depends on the contractor.

    The door probably was hard to shut because of swelling of the jamb or water under threshold

    For not pop threshold and jambs ext jambs and see what you have at least repair the floor so the tile guy can keep on working. If you need help on directions on door install PLENTY of people hear to help
