    Landlord's Rights to Break a Lease
    I have a very difficult tentant and was wondering what are valid reasons for a landlord to break a lease in the state on New York. And what are the implications.

    Need more information. Is the tenant damaging the property? Disturbing the other tenants?

    In NY, with a lease, the rule of thumb is that the tenant must have SERIOUSLY violated the terms of the lease in order to be evicted and the landlord must be able to prove that violation.

    What specifically (as "This" asked) is the problem and is it substantial?
