    Deposit return
    I am a landlord and my tenant just submitted a 60 day notice. I want to know what factors do I use to determine if my house is in good shape once she move out and am I suppose to use the deposit she provided for painting or any repairs?

    Thirty days before they move, or whenever you feel the need, phone and tell them you are inspecting. It is your right. Take a good look around, look for major damage, normal wear and tear doesn't count, that can happen anytime. If they are good tenants they will leave your house the way they found it. Was it in good repair when you leased it ?

    If you see any major damage you inform them right then and there that they will be paying for whatever you find that needs repairing out of their security deposit.

    You need to do a walk through with the tenant when they vacate. Make a list of any repairs you feel are needed and have them sign off on it.

    Then contract for those repairs and send the tenant an itemized list with the balance (if any) of the deposit.

    Remember that reasonable wear and tear is not a repair.
