    Laws regulating landlords
    In Arizona, if a landlord advertises his apt complex as a senior living community, is he required to provide a certain amount of entertainment?

    I don't know the laws in AZ but in FL, entertainment is considered an amenity and amenities are not a requirement, but a selling point. It is like moving into an apartment that has free cable TV. Nice, but not a requirement.

    In FL, the senior living communities are not even technically 100% age restricted. Up to 20% of the community can be under 55 and it can still be considered a senior living community.

    Hello Nancy:

    Nope. Landlord/tenant law deals with tenancy - not amenities. If, however, your lease says that the landlord WILL provide such and such, and DIDN'T, then you can sue him.

    If you don't happen to like the entertainment offered at YOUR complex, you can move. Or if you don't like what's being provided at a complex you are contemplating moving into, DON'T move in.
