    Breaking a rental lease
    I need to know is a rental lease only for the protection of the landlord or, are tenant and landlord equally liable for the contract?

    Equally as in any contract. A lease is just a specilaized form of a contract. The lease outlines the responsibilities of both the landlord and the tenant. If either violates the terms of the lease, the lease can be voided. But you really need to be careful that you can prove violations.
