Hi,
I have a 1956 ranch in a nice suburb of Atlanta GA. I really want to expand it in a couple of years. Is it best to go up (add a floor) or back (keep 1 level, expand into backyard). I would want to make a decision based on 1) best for the foundation 2) best for the value of the home. I personally, don't have a preference at this time, only that my house is bigger!! :D

Good to start planning early but a call to your building department may eliminate a few choices. Ask your building inspector to take a look at your home and tell you what he'd OK. Some places will not allow more than a certain foot print within a certain size lots. Other regs may prevent anuthing above a certain height. Usually you get more bang for the buck by going up, if your foundation can carruy the load.

On most ranch style homes it is more visually appealing to add on and not up providing there is ample lot room. Consider also your heat and air system and be sure it will handle the extra square footage.

I agree with Gary. Most home heating systems are not designed to handle any more s/f than originally built. People add on ducts all the time but you decrease the air circulation to all rooms and the furthest from the furance are always hot/cold.
