    What Can I do now?
    Tenant and I have a verbal agreement nothing is in writing. He is my God son and has not paid rental value for 8 yrs. Paid $0 for first 2 years. Lived here for 10+ yrs. In Los Angeles the Rent Stablization Board excempts the property fees for his unit due to the relationship. I need my property back and want to give him a 30 day notice.

    So give him the 30 day notice to vacate and proceed from there.

    I believe that California law now requires that you give him 60 days notice since he has lived there longer than 2 years. There is a California landlord/tenant handbook at Landlord/Tenant Book Index - California Department of Consumer Affairs that explains the law.
