    Ex-Landlord failed to provide cleaning company address and other information.
    Hello all,

    First time poster here, great site with lots of great information.

    I live in southern California and moved out of my apartment at the end of my lease. I gave the full 30 days notice as required and my new address to my ex landlord.

    8 days after I had moved, my ex landlord sent me a packet stating why they are withholding my security deposit along with a request for more money. In this packet, they included two online order statements for carpet cleaning and apartment cleaning to two different companies.

    On one of the order statements, there was a section that stated "Order Status:Pending (will NOT be sent to supplier). There was also no address for the company on the order sheet. I found this to be 'iffy' to say the least, so on the 18th, I personally delivered a letter to request invoices from the company who performed the work.

    On the 23rd of this month, my ex landlord sent another package (all with the original dates from the first package) but this time included two invoices from the carpet and cleaning company.

    The first invoice from the cleaning company states a different address from my old leasing apartment complex (the "Bill To" and "Ship To"), the address they stated the work and bill was to be sent to was a home a long way down the street. Is this a valid invoice?


    The second invoice doesn't even have the full address of the apartment leasing office, is this valid also?

    The reason I'm asking this is because the leasing company has a long history of 'scamming' previous tenants. From looking at it all, it seems that they (my old leasing office) were willing to keep my security deposit and not complete any work, then once I asked for proper invoices, they had the work rushed.

    Now my last question is; Should the leasing office return (or did they forfeit) my entire security deposit because they did not send me the address of one of the cleaning companies within 21 days?

    First why would they have to different companies dlean the carpet? Sounds like they don't really get them cleaned. I would sue them for your depoisit and let them prove it in court.

    One was for carpet cleaning, the second company was for kitchen cleaning.

    First please understand it can take several days for all of the real estate experts to log on and review the questions, so you need first to give as much complete info as you can.

    Well it is valid if you accept it, that is the reality of it, if you don't accept it, you will need to contact the cleaning company for info about the job.

    If you are not happy with the info given your only real choice is to sue and request additional info given at court
