    I'm sure if you scrounge around enough you could find some lender who could ablige you. But, in my opinion, your sole focus right now needs to be repairing your credit in order to qualify for a reasonable mortgage with a reasonable interest rate and "normal" terms. At 525 you're going to pay for it - IF you can find it.

    Sorry to be the bearer of bad news, but you have no business buying a house just yet.
    Get the cheapest rental you can stand, save every penny you can, and comb your credit reports for ways that you can begin to repair your credit. There's an infinite amount of info on the web about repairing your credit, improving your score.
