    Early termination of lease for other than non or late payment of rent
    Dear Expert,

    Two days after signing a rental agreement with a tenant who assumed control of the apartment I have received complaints that tenants are linked to drug dealing and had previous shoot out a past dwelling. Can I terminate the (written rental agreement which have a 30 day provision), and how? Do I have to give cause or does the standard 5 days business regret clause hold in this case. Thank you

    What State? Generally if they are in violation of the lease they can be evicted with appropriate notice.

    Question is whether your info concerning drug dealing and shoot outs is correct and whether they have violated YOUR lease, not their former landlord's.

    5 day business clause, never heard of that in any rentl agreement, are you from the US ?

    Did you not do any background check, check their prior rental landlords? Also is there police reports on these people, not second hand info.

    But yes you will have to give cause
