    Landlord's right to possession of property
    I have a tenant who lived in my property for approx one year she was a lease-option tenant she was severely delinquent on rent and I issued a 3 day notice, however I never filed the eviction. She recently moved out and has left a couple of personal items, however I have no way of contacting her and I don't know where to locate her? Her info I have on file is no longer correct. It's obvious she moved but what are my legal rights in order to take possession of home so that I can prepare to re-rent the property?

    What state is this?
    You are required to store her stuff for the required amount of time according to your state laws which may mean you have to prove you tried to contact her.

    It can differ greatly in some if it is obvoius they are moved out, you haul their junk to the front sidewalk and leave it, in others you may have an obligation to store it for a period.
