    Rental agreements re: abuse
    What do you do when a couple spilts up but neither want to leave? There has been verbal abuse & harassment. The police have been called to the apt several times. As a landlord , what can I do? We would like the aggressor to leave and keep the other tenant. Any thoughts? This is NJ

    If they are both on the rental agreement (lease or month to month) you must evict both of them - and then you invite the "good" one back.

    I have seen instances where the Judge will evict just the "bad" tenant but not when it's a couple because the Judge doesn't want to walk into some sort of domestic or family law situation.

    Maybe if you evict them both the "bad" one (knowing he/she is the problem) will just go and the "good" one won't have to move.

    I have evicted roommates but advised one that I would be re-renting to him.
