    Landlord is ignoring me and hasn't returned deposit?
    My lease in Las Vegas, NV was for 6 months. I did not break the lease. I left the place in emaculant condition, Landlord said after a walk trrew he would let me know about my deposit. He became very upset because it took me a couple days to get the pool and mail key to gim after I moved you. I need to know what I can do and what action can I take immediately?

    Go to small claims court.
    The landlord is required to return the deposit within a couple of weeks or has to include interest too.
    I hope you have pictures of when you left to help prove anything he might try to claim

    You need to read your lease and then cross-check it with your state's landlord/tenant property code (see "sticky" at the top of this forum for a link). Each state has requirements of what the exact procedure is for returning security deposit. It will go by what your lease states, unless your lease is obviously contrary to your state's laws on the matter.

    The "typical" procedure is something like:
    -tenant surrenders unit back to landlord, which usually includes
    -returning all keys
    -providing landlord with forwarding address
    -possibly attending a walk-through, not necessarily

    THEN
    -landlord has XX number of days to send the tenant their deposit and/or a letter itemizing any deductions

    Usually it's around 30 days that the landlord has to return it, but it does vary from state to state. Your lease and state's laws will tell you.

    If the landlord doesn't comply with this then yes, you can take him to small claims for the deposit and usually additional penalties. However, if the tenant doesn't meet the requirements outlined in the lease/state law then the landlord can often get out of it on a technicality. Surrender needs to occur, THEN the LL had to fulfill his requirements.
